This project was undertaken by Craymanor Limited with the original instructions to find the design solu­tion to enable the creation of a large kitchen/dinning room, playroom and utility room.

This was done by creating a large single storey rear extension retaining the character of the existing dwelling and adding an extension of significant character and interest utilising second hand matching roof tiles and selecting new brickwork which once weathered would replicate the existing building in both texture and colour.

Internally a fantastic kitchen/dining room was created and to give additional day­light to the centre of this extremely large kitchen an orangery style roof lantern was created with dramatic visual impact internally but completely hidden between twin pitched roofs externally.

The added feature of the alterations and extensions to this home were to create a separate dining room from the existing kitchen and to retain the existing valuable ground floor study area with period features being recreated throughout.

Craymanor Limited spent the best part of a year reaching design solutions which met the client’s needs in
full and the client (who has used Craymanor Limited previously to carry out a first floor extension and various repairs around the property) is absolutely delighted with this stunning extension to their home which not only significantly improves the usability and floor space for this family property but also represents excellent value for money and signifi­cantly increasing the value of this home.

Craymanor Limited has worked previously for this client to repair flood damage and returned to give planning advice on this fantastic two storey side extension and kitchen extension.

Craymanor Limited worked at this property three years ago in dealing with some major flood repair to the lounge and play room which is shown under a separate brochure.

Craymanor Limited then returned and gave planning advice for a two storey side extension and kitchen extension enabling the creation of two additional bedrooms, two en-suites and a dressing room at first floor level together with a new staircase, new study, boiler room, boot room, utility room and a large kitchen and family room at ground floor level complete with external landscaping.

Particular detail was given to the design features including incorporating a fantastic balcony to the master bedroom, a beautiful handmade kitchen with limestone floors, interesting and aesthetically pleasing triple velux roof lights to the dressing room and a fantastic modern contemporary bathroom. All of the above were hand designed specifically for this property.

The kitchen incorporates a large chimney range area complete with a fantastic L shaped centre island and centre seating to form a breakfast table.

The kitchen also has a wide range of panoramic windows in which Craymanor Limited were instrumental in obtaining building regulations for by offsetting the heat loss through SAP calculations.

External elevations were treated in a mock Tudor style, utilising oak beams throughout and black upvc grained glazing together with matching brickwork, giving an Elizabethan theme to this otherwise modern property.

It was extremely important to this client to achieve aeshetic appearance through the property both internally and externally which you can see has been very successfully achieved and whilst the work was a large investment for the client, it has significantly added value and character to this property.

This was a relatively simple project where the client required a child’s playroom.

Initially the client wanted to create this by providing a single storey rear extension and Craymanor Limited were employed to give both architectural consultancy and construction advice.

Craymanor Limited advised that providing an extension would not necessarily meet the client’s requirements and during conversations it was discovered that the clients existing very large lounge at one end was not used; in fact was used as a junk area making the whole room very untidy.

Craymanor Limited proposed that the lounge was split into two rooms; one room would be retained as a lounge measuring approximately 26ft x 16ft and the other a playroom measuring 16ft x 10ft.

To overcome the clients concern that on occasions they may wish to use the lounge as a large area, a full width opening was provided complete with bespoke concertina doors giving flexibility of use to the room as a whole.

The client was absolutely delighted with the outcome giving a lounge of a size which was now usable and a large playroom which could easily be adapted back into the lounge on an as and when needed basis.

The project offered exceptional value for money in that the clients saved from their original thoughts of a single storey rear extensions and their requirements and expectations were exceeded by simply rearranging the existing space within their home.

Craymanor Limited were employed to improve the usability and size of our client’s existing end of terrace house with the design criteria that the form of the existing house should not be altered from the street scene.

This was achieved by creating a two storey rear and side extension including significantly setting the extension back from the front elevation.

Therefore the original appearance of the property was retained and allowed the rear extension to incorporate a long roof with dormer projecting windows enabling the creation of a fantastic kitchen/breakfast room, two additional bedrooms and an enlarged modern bathroom.

The overall landing was improved from a very small and poky area to an open airy space with natural daylight provided by a new roof light.

The external elevations were refurbished including re-rendering and decorating in a pastel shade of green.

The client has told Craymanor Limited that she is absolutely delighted with the end result and that it has well and truly exceeded her expectations and is great value for money.

This is a project which started out as a client wanting to purchase the property which was in a probate sale.

Prior to his purchasing the property we gave advice in relation to its value and also carried out an assessment in regard to planning matters and a feasibility study of the extensions and required alterations together with their associated costs. With all of this information to hand the client was able to purchase the property with confidence and in the knowledge of its true value and of course, that he could indeed carry out the alterations, extensions and refurbishment as required.

The property was a probate sale and therefore, as often the case, the property was in a very poor state of repair and suffering from structural movement. Craymanor Limited undertook the design and build of the project as a whole including for a single storey rear extension creating a fantastic kitchen/ breakfast room and conversion of the existing loft which now offers what must be one of the best loft conversions we have ever undertaken. The bedroom space within the loft is stunning, as is the en-suite.

As you would expect all the services were renewed to the property including state of the art computer wiring throughout, a complete new heating system was installed which mixes fantastic economy with traditional radiators whilst in specific rooms, contemporary radiators were installed which also offered excellent efficiency. The
hot water system was also replaced and now offers a constant stream of hot water anywhere in the building and enabling any of the three power showers to be used simultaneously.

To compliment the scheme specialist contractors were employed to landscape the whole of the rear garden and to reintroduce a functional use to the front garden for off road parking.

We were delighted to be involved in the design and construction of this stunning stone and brick conservatory to this substantial Mock Tudor property in the London Borough of Bromley.

The theme of this bespoke design is for Bath stone lintels, steels and columns which were manufactured to our own exact requirements and in which we set Rosewood effect windows with leaded lights.

The roof of the conservatory also doubled up as a balcony to the master bedroom which was capped in Bath stone coping stones and finished with a stunning Balau hardwood decking.

Mood lighting was installed to the perimeter of the decking which together with the overall design concept, offers a stunning bespoke conservatory and balcony to the master bedroom to this substantial detached house, offering excellent design and value for money.

This stunning bungalow conversion was designed and constructed by Craymanor Ltd following many years of unsuccessful schemes presented by other architects.

Craymanor Ltd designed the conversion of this unattractive bungalow to this now unique and stunning large detached family home providing everything in the client’s original wish-list and indeed offering significantly more floor space at a far less amount than other schemes presented by other architects.

The property now offers a significant family home with fantastic open plan living accommodation offering excellent value for money and significantly increasing the value of the existing property.

Craymanor Limited were instructed to improve the aesthetic appearance of the existing building.

The property was originally bland and lacked a sympathetic design, there was also a requirement for a first storey extension over an existing extension enabling the creation of a new office.

The project was achieved by providing new windows throughout the property and cladding all elevations with hanging tiles and to the front, to create an aesthetically pleasing brickwork panelling under the full depth storey height windows which were reduced in size. The existing porch was also improved to incorporate an over-shadowed roof and improve the design generally.

Overall the building is aesthetically far more pleasing than it’s original form and the clients are absolutely delighted with the finished product which now offers excellent value and has significantly improved and enhanced the value of this property.

CRAYMANOR LIMITED HAND OVER TO BELLWAY HOMES THE COMPLETED £320,000.00 REFURBISHED HISTORIC CLOCK TOWER, WHICH FORMS THE FOCAL POINT OF THIS £100MILLION HOUSING PROJECT.

Craymanor Ltd worked closely with Mike Ellis MCIOB, Bellway Homes Project Director to completely refurbish both the exterior and interior of this historic Clock Tower, which formally served Hither Green Hospital at Hither Green Lane, South East London.

The Clock Tower prior to its refurbishment was in a sorry state, had not been touched for many years, had severe structural movement and was infested with pigeons.

The project was undertaken by Craymanor Ltd directly for Bellway Homes. Every aspect of the building was refurbished including the external elevations with brick cleaning and re-pointing throughout. The clock dials themselves were removed, refurbished, painted and gold gilded and the clock mechanism was bought up to modern day standards and linked to the automated clock service at Rugby.

It was important to the client, local authority planning office and local conservation groups that the Tower retained its historic appeal and all of the original features including the original water tanks have been retained. The upper floors have been kept in their original form with the lower floors now operating as management and security offices and a possible museum. The Tower itself now forms the focal point for Meridian South, a £100 million project being undertaken by Bellway Homes and once completed will be the centrepiece with a main piazza area, offering a fantastic amenity to the residents at Meridian South, Hither Green, South London.

It is a testament to the hard work and the full understanding of the client’s requirements that Craymanor Ltd completed this project in several months and to an exceptional standard. Indeed, the defects liability period has just expired and snagging items have consisted of shrinkages in decorations and took less than half a day for one man to complete.

This project was a fantastic opportunity for Craymanor Ltd to demonstrate their expertise in this type of refurbishment in which we were invited to tender because we held Chartered status with the Chartered Institute of Building.

This Victorian water tower which was refurbished at a cost of in excess of £320,000.00 is now one of a long list of specialist projects undertaken by Craymanor Ltd in its eighteen year history, indeed at present, Craymanor Ltd are also undertaking the refurbishment of the MENCAP building in Dartford, Kent directly for the client offering fantastic facilities for the disabled, including dance studios, hairdressing, aromatherapy and computer training with a value in excess of £400,000.00 together with many other commercial projects and domestic extensions varying in cost of between £30,000.00 and £150,000.00.

Craymanor Limited were delighted to be involved in the design and construction of the refurbishment and extension of this existing substantial house in Sidcup.

The original design criteria was to provide a two storey side extension which enabled the creation of a large second reception room together with a new master bedroom complete with ensuite.

As the scheme developed it was then decided to include for a new loft conversion enabling two new bedrooms and a bathroom at second floor level together with providing access to steel and glass framed balconies.

The property is in Metropolitan Green Belt and therefore the design of the loft conversion had to be carefully negotiated with the planning office to ensure that it complimented the existing house and the Metropolitan Green Belt designation.

Additional daylight was provided to the first and second floor landing by installing a triple velux light unit together with bespoke oak dividing sections.

The work here has provided our clients with a substantial seven bedroom home, offering substantial living accommodation together with providing excellent value for money.
