This is a project which started out as a client wanting to purchase the property which was in a probate sale.

Prior to his purchasing the property we gave advice in relation to its value and also carried out an assessment in regard to planning matters and a feasibility study of the extensions and required alterations together with their associated costs. With all of this information to hand the client was able to purchase the property with confidence and in the knowledge of its true value and of course, that he could indeed carry out the alterations, extensions and refurbishment as required.

The property was a probate sale and therefore, as often the case, the property was in a very poor state of repair and suffering from structural movement. Craymanor Limited undertook the design and build of the project as a whole including for a single storey rear extension creating a fantastic kitchen/ breakfast room and conversion of the existing loft which now offers what must be one of the best loft conversions we have ever undertaken. The bedroom space within the loft is stunning, as is the en-suite.

As you would expect all the services were renewed to the property including state of the art computer wiring throughout, a complete new heating system was installed which mixes fantastic economy with traditional radiators whilst in specific rooms, contemporary radiators were installed which also offered excellent efficiency. The
hot water system was also replaced and now offers a constant stream of hot water anywhere in the building and enabling any of the three power showers to be used simultaneously.

To compliment the scheme specialist contractors were employed to landscape the whole of the rear garden and to reintroduce a functional use to the front garden for off road parking.

Craymanor were pleased to be involved in the design of a loft conversion to this detached period residence in one of the premier roads in Bexley, working closely with the planning office given the conservation status of the area to achieve a good quality loft conversion enabling a new teenagers suite to be created together with a fantastic ensuite shower room.

Dormers were created to the rear and front of the property and in particular the front dormer was designed to be sympathetic and in keeping with the existing building and is a unique
feature in this conservation area and as a consequence of early discussions with the planning office to reach a design solution for this dormer as it was a necessity to enable access into the loft itself from the common landing.

Now completed, this loft conversion offers a fantastic addition to this detached residence offering not only additional family living space but also adding significant value to the property.

This project was carried out by Craymanor Limited who working closely with the client, sought to design the property to enhance the features of the existing building.

This was done by provid­ing a two storey side extension complete with front and rear dormers to match the existing and this, together with other external treatments has now provided this fantastic modernised detached home incorporating a stunning new kitchen and utility room at ground floor level together with a large contemporary master bedroom and en­suite at first floor level. This project offered not only excellent value for money but significantly increased the size of this family home and it’s curb side appeal and also the re­sale value which is now significantly more than the expenditure on this project.

Craymanor were recommended to this client through a client friend who Craymanor had carried out a two storey extension for. The clients requirements were to provide a two storey side extension and to convert the existing loft space.

This work included for the almost complete removal of the roof and the installation of a steel frame which had to be hidden within the building fabric. The client’s overall objective was not only to create the additional living space incorporating two additional bedrooms a bathroom and enlarged kitchen and integral garage together with a refurbished porch, but also to create curb-side appeal, that is to say a property that looked aesthetically pleasing and in keeping with the environment.

Craymanor worked closely with the client to reach a design that was felt to be the best solution and this was originally refused planning permission but subsequently approved on appeal when Craymanor Limited appealed to the secretary state who wholeheartedly supported Craymanor Limited’s efforts and design.

The client has stated that they are over the moon with the works carried out by Craymanor and are very proud of their home and firmly believe that Craymanor achieved all of their objectives and offered great value for money.
