Craymanor Limited are delighted to have received instructions to design a loft conversion for our clients in Sidcup, Kent.

Our clients specification is for two new bedrooms to be added to their home and we also hope to incorporate an en-suite to compliment the scheme.

One of the main concerns in designing and building a loft extension is the amount of head room available. In this instance the loft has already been partially converted and the head room is very low. Craymanor’s concern was that when the loft was fully converted that a further 300mm would be lost off of this dimension which would mean the roof would have to be raised to achieve the desired amount of head room.

There are two possibilities open to our client and which Craymanor will investigate further with the local authority Planning Office.

Our clients have told us that their neighbour may be interested in carrying out out a similar scheme and Craymanor would be more optimistic of a favourable decision by the Planning Office if they both were to raise the roofs of their existing buildings at the same time.

Another alternative would be to lower the whole of the existing first floor ceiling enabling sufficient head room within the loft space but the drawback of this is that the high ceiling period features of this property may be lost at first floor level.

Craymanor Limited are delighted to be working along side our clients to reach a design solution that will enable the constructions of a fantastic addition to their home.

Works are to commence shortly to a two storey side and rear extension for our clients in Welling, Kent.

Craymanor Limited undertook the design of this two storey extension and have also obtained planning and building regulation approval on their behalf.

Craymanor have also assisted our clients in obtaining a Party Wall Agreement with their adjoining neighbours.

This project is quite substantial and the scheme designed by Craymanor provides for a the creation of a store, w.c, study and porch at ground floor level together with an enlarged bedroom 3 and new bathroom and en-suite to the existing bedroom 4 at first floor level. The new extension is to be partly constructed over the existing building.

Together with the two storey extension our clients also require their existing roof to be re-covered in Redland 49 tiles and the whole of the property to be smooth rendered.

Works are to shortly commence on this project and we look forward to working alongside our clients to achieve a home extension we know they will be delighted with.

Craymanor were delighted to commence external refurbishment works to our clients home prior to the Christmas break.

The refurbishment is quite extensive including for re-covering the roof in an Eternite Rivendal slate as the example shown in the picture below.

The fascias and soffits have been replaced in an anthracite grey which has a more contemporary feel than the standard white fittings commonly used. A porch is also to be installed to further enhance the front of this property.

A Juliet balcony is to compliment the scheme together with replacement windows and doors in the usual way and with the external window and door surfaces being in grey and internal finishes being in white.

Our clients also require their home to be rendered and Craymanor Limited are currently researching the merits of self cleaning paint opposed to coloured render to give our clients the finish they hope to achieve.

Craymanor Limited are delighted to commence works today to a single storey rear extension in one of Sidcup’s sought after roads.

We are delighted to be working once again in this location having recently completed a project not more than a few doors away.

Craymanor Limited have worked along side our clients in both designing the scheme and obtaining planning and building regulation approval and now look forward to starting building works to this rear extension which includes the creation of a large open plan kitchen/breakfast and family room. The introduction of a new entrance porch will enhance the front of the property together with the single storey extension to the rear.

To create drama and interest to the hall space the staircase is to be opened up with the existing kitchen being refurbished into a study.

External works including improvements to the rear patio staircase and raised flower beds will create horizontal lines to the aesthetic appearance of the new extension and compliment our clients home.

Our customers are absolutely delighted with their finished home which comprised a large single storey rear extension with a complete refurbishment of the existing house which to some extent was almost completely rebuilt, as can be seen from the before and after photographs.

Before

The work carried out was in the depths of Kent where the property was up a very steep incline, some 250meters from a small lane and proved challenging to gain access for materials which were in the main double handed from the drop off point in the lane and then transferred to dumpers to trawl to the site.

Craymanor Limited were recommended to this client by one of their friends who so happened to be the office manager here at Craymanor and we took over the work from a previous design and build contractor who had lost interest in the project without giving reason, presumably because of the difficult nature and location of the site.

We now hope that our customers enjoy this beautiful refurbished home in Kent which now offers exceptional value for money.

Craymanor Limited has just completed a two storey home extension in West Wickham creating an enlarged bedroom at first floor level and a dog parlour for our customers who dogs are Crufts Champions.

Craymanor Limited have successfully gained planning permission approval for a single storey rear extension and single storey side extension for our clients in Sidcup.

We are now in the process of submitting an application for building regulation approval.

The scheme designed by Craymanor Limited comprises of a single storey rear extension to enable enlargement of the kitchen together with creating a dining room/family room. Bi fold doors are to be a feature of the new extension together with an atrium roof to the extended parts.

Our clients currently have a conservatory and this is to be converted into a dining room and Craymanor will work along side our clients to achieve a heating and cooling system for this room so that it can be used all year round. A large open plan gym is also to be created within the new extended parts.

As well as the single storey rear extension a first floor single storey extension is to be constructed over the existing ground floor. This will enable the creation of a new dressing room and en-suite to the master bedroom.

As soon as building regulation approval is granted, we shall then re-visit our clients and provide them with a detailed quotation for carrying out the building works.

Craymanor once again have secured instructions locally from our clients in Sidcup for a single storey side and rear extension. The scheme will call for the demolition of an existing Logia and garage and for the new extension to be built in its place.

An internal porch arrangement is to be designed stepped back to the main extension with the potential for a pitched roof being incorporated. Where possible the design is to be in keeping with the existing structure given that this property is in within the Christchurch Conservation Area.

The main extension is to incorporate a new kitchen and family room with a fully glazed rear projection incorporating two thirds glazing with a dwarf wall under a pair of doors opening out to a staircase leading to the formal gardens.

Other internal alterations include the conversion of the existing boiler room into a utility room and the existing ground floor bathroom being changed into simply a ground floor w.c with storage cupboard.

As mentioned the property is in the Christchurch Conservation Area and is of significant architectural interest, therefore Craymanor’s design will be sympathetic to the original property and great thought and care will be taken to ensure that the new extension will compliment the existing house.

If you are looking to renovate and inject life into your interior by replacing your current floors, you are truly spoiled for choice. In this guide we focus on your options should you decide to venture in the direction of natural wood, Oak in particular (being the most commonly fitted). Of the many flooring solutions out there, natural wood is often seen as ‘complicated’ to choose, although as you will read here, it doesn’t have to be. Types of Natural Oak Fooring There are two types of Oak flooring, One type, which most home owners are familiar with, and other type that in most cases only industry professionals (architects, interior designers etc.) will know.

Oak Flooring of Solid Build – Solid Oak flooring are the floorboards that most homeowners will instinctively associate with natural wood. Each floorboard is made from 100% natural Oak wood. These floorboards are particularly strong with an expected service life of 50 to 75 years. This lengthy service lift is due in part to your ability to sand the floorboards and reply finish when needed. Solid Oak flooring are suitable in most areas of the interior, with the exception for wet, damp or humid areas such as the kitchen, bathroom, basement and attic areas.

Oak Flooring of Engineered Build – Engineered Oak flooring are newer to the game. Each floorboard is made from layer upon layer of natural and manmade material, hence the use of the term ‘engineered’ to describe the floor. The first external layer is made from 2mm to 6mm planks of Oak wood. The layers below it, between 3 to 5 layers, are made from MDF and ply. Engineered Oak flooring are suitable in all areas of the interior, even in the wet, damp and humid areas. This is thanks to the manmade core of MDF and ply which is immune to expansion and contraction. The side effect of this engineered build is a slightly shorter service life, often around 25 years. You can of course fit the solid type in certain areas and the engineered type in others.

Oak Flooring Finish Oak flooring whether of the solid or engineered type is best covered in a finish to extend its service life. The finish acts as a barrier between anything that goes on the floor and the natural wood. Options revolve around Oil or Lacquered liquids. Oil Finish – A modern day successor of ‘wax’ finish, the Oil liquid is fine enough to penetrate into the heart of the wood. In doing so, it provides surface and core protection to the floorboard. If you are looking to retain the natural look of the floorboard than Oil, particularly matt-brushed oil finish is recommended.

Lacquer Finish – This is a varnish like liquid that sits on the surface of the natural wood floorboard. Thicker than Oil, the Lacquer liquid remains on the surface. The end result is strong, smooth and slightly shiny look. This finish is recommended in areas that have higher foot traffic, areas that might experience wet conditions such as the bathroom and kitchen areas and if you want to give the floor a slight glossy look.

Oak Flooring Grade The final decision in a typical Oak flooring purchase process is deciding on the grade. In the world of natural wood, grade isn’t an indication of quality, but of how refine the wood is. There are four common grades of Oak flooring. Prime and Select Grades – These two are at the high end of the grading table. It means that the floorboard enjoys a particularly uniform look. This comes to fruition in small knots and limited

ratio of sapwood vs. complete wood

Country and Rustic Grades – These two are positioned at the other end of the scaling table. Floorboards of the country and rustic grades will display knots of changing sizes, higher sapwood content and color variation between the floorboards is almost certain.

March 2015 Craymanor are delighted to have been given instructions to proceed with the drawing work for a new single storey extension in Bexley, Sidcup. The scheme will provide for the demolition of the existing poorly constructed extension and for it to be reconstructed enabling the creation of a new kitchen and enlarged lounge. To compliment the scheme our clients have requested the existing patio doors be removed and an arch formed between the old house and new extension and their existing kitchen is to be refurbished. The extension will have an EPDM flat roof complete with orangery roof light with a window to the kitchen and a large triple set of patio doors opening onto a new raised patio.
